                                  2nd position mortgages are primarily advanced on residential properties.  Loan to values (LTV) are kept under 80% on highly saleable homes in urban areas (with plenty of comparable homes close by).  If the residence is unique, in a more rural area, and/or high in value (compared to the average family home) then LTV thresholds is 70% and under.
